A mortgage is part of a bigger move: your first home, more space, or a fresh look at your finances. We take time to understand what you want to do, explain the options and set out the costs before you decide how to proceed.
Most of it happens by email. Your details are gathered once, the recommendation arrives in writing with the costs and the reasons, and you can check each step against what was agreed. It is quicker, it is clearer, and everything is on record.
Before we apply
Your credit file, checked first. Lenders differ more on credit history than on almost anything else. Seeing your file before we choose one means your application goes to a lender whose criteria fit — no surprises, and no wasted searches on your file.

Mortgage & protection
One plan, not two. A mortgage is checked for affordability before it starts, and on that day it fits. If it stops fitting later, it is usually because life changed in a way nobody saw coming: a long illness, an injury that stops you working, losing a partner. So the advice covers both — the mortgage, and how the payments would carry on if things changed.
It is part of the same advice, not an add-on. We check what you already have, including any cover through work, and only recommend what fits your budget and your situation.
Replaces part of your income if illness or injury stops you working, so the mortgage payments carry on.
A lump sum if you are diagnosed with a specified serious illness, to clear or reduce what is owed.
Pays out if you die during the term, so the mortgage does not fall on the people you live with.
How it works
From first question to mortgage offer. We explain what is needed at each stage. Lender checks, valuations and legal work affect the timing; we keep you informed as your application progresses.
We gather the information about your circumstances, budget and what you want to do, along with your credit file.
Your adviser sets out the mortgage, costs and reasons in writing, with time for your questions.
Once you are ready to proceed, we prepare the application and follow up outstanding requests.
